History for Sale: Michelangelo’s 16th Century Tuscan Home

MA3Michelangelo di Lodovico Buonarroti Simoni’s products range from sculptures to painting, poetry, engineering and architectural design, through the refinement of the High Renaissance and into the artistic age of Mannerism. He is considered by many to be the greatest artist of all time, and a major influence for Western Art.
In 1549 at the age of 72, 30 years after completing the frescos in the Sistine Chapel, Michelangelo bought and periodically lived in a villa in Tuscany, halfway between Florence and Siena, that stayed in the Buonarroti family for over 300 years. Located on over six acres above rolling hills, the 12,915 square feet of living space is contained in three multi-story buildings, including an ancient tower believed to date back to the 11th century. The original architecture is accented throughout with large stone fireplaces, and beamed and barrel ceilings.

MA1Consisting of eight bedrooms and seven full baths, all rooms pay homage to the period, with modern conveniences, though all available, blending into the background. The kitchen has all the rustic romance of the early centuries with high-end appliances that do not take away from the original architecture. Grounds are park-like with lawns and mature plantings with a lemon orchard, olive grove and Chianti vineyards, as well as the original olive oil mill.

Born in 1475, it was clear to Michelangelo’s banker father that his son’s only interest was in the arts, so he apprenticed him with painter Domenico Ghirlandaio, where he learned the art of fresco painting. Recognizing his advanced talent, Ghirlandaio suggested he move to the palace of Florentine ruler, Lorenzo the Magnificent, to study sculpture in the Medici family sculpture gardens. During this time Michelangelo became exposed to important poets and scholars who would influence his future. He also obtained permission from the Catholic Church to study cadavers to learn anatomy and create two relief sculptures, Battle of the Centaurs and Madonna Seated on a Step, when he was just age 16.

MA2He would soon go on to the Medici Chapel and the Laurentian Library, and later, was appointed chief architect of St. Peter’s Basilica in 1546. Some of the most notable of his works are the statues of David and Pieta and the ceiling frescos in the Sistine Chapel in Rome, including The Last Judgment.

The Tuscan home has been preserved and restored by its current owner and is now for sale at $8,162,821. The original deed held by Michelangelo, wherein he was described as a “dear sculptor and Florentine citizen,” will be passed on to the new owner.

How and Why Winterizing a Vacant Home?

When a home is occupied, many of the things that are necessary to keep it in good working order happen by default. But when the home is vacant, it is up to the owner or the property manager to prepare it from freezing temperatures and other winter risks.

The worst risk comes from bursting pipes, which can lead to water damage that can significantly impact the value of the home. Left alone, water can ruin everything it touches – walls, floors, electrical systems, etc. It can even damage the foundation. Other risks exist as well, such as pest infiltration, which can leave nasty surprises for the homeowner.

Taken together, the dangers of failing to winterize a home are too severe to ignore. Any real estate agent who has been involved with selling bank owned properties or vacant short sales can certainly tell you the necessity of knowing how to winterize a vacant home! When readying a vacant home for winter weather, there are several things you can do to prepare before freezing temperatures and other winter risks arrive. These include:

Bring in a plumber.

Hiring a professional plumber to winterize the pipes and water system in the home is extremely important if you want to avoid the incredibly expensive water damage that can occur from freezing pipes. The plumber can examine the entire system, inside and out, and then prepare it for freezing temperatures. The plumber will drain all areas where water is stored, like water heaters and hot tubs, and will use an air compressor to expel water from the pipes throughout the house. With the water removed, you do not have to keep the house heated to prevent freezing. The pipes are protected and you save money in utility costs.

Drain outdoor garden hoses.

winterize1Water hoses must be disconnected from the home and drained of water to prevent damage to both the hoses and the spigots where they attach to the house. Left undrained, the water inside will freeze and burst not only the hose, but often the spigot as well. If winter watering must be done to keep landscape plants alive, make sure the person who does the watering drains the hoses and disconnects them from the house after each use.

Close up all openings to the house.

To prevent animals and insects from entering the home for shelter, you will need to close up all openings throughout the house. These include dryer vents and the chimney.

Have the gutters cleaned and repaired if necessary.

vac-Home2Gutters must be free of debris and attached properly to the house to funnel water away from the roof, siding and foundation. When debris accumulates, the gutter may stop working properly. If enough water collects and a freeze hits, the weight of the ice can pull the gutter away from the home, damaging the siding and leading to potential ice hazards where water collects at the base of the house. If you live in a cold weather climate then you understand just how bad ice damning was last year. Knowing how to prevent ice dams is something every homeowner should have a grasp of. Ice dams can cause serious damage to a home including mold behind ceilings and walls that you may not be able to detect! Have the gutters cleaned periodically until all leaves have dropped from the trees, and make sure they are in good repair.

Remove anything touching the side of the house, such as leaves and firewood.

Water and insects can accumulate in firewood and debris, causing damage to the siding and leading to potential infestations. Keeping everything away from the house creates a safe barrier and prevents water damage. This includes shrubbery and other landscaping. Keep a minimum of a couple of feet to allow the home to breath.

Have trees trimmed over the home.

Remove any tree branches that may touch the house or hang too closely. Tree branches increase the leaves that accumulate in the gutter and can also break and fall on the house in a snow or ice storm. If you are negligent about keeping branches over your home it could lead to insurance denying your claim.

Use moth balls to keep insects out of the house.

Moth balls may smell unpleasant, but they are effective at keeping insects away. Use them anywhere you think insects may be a problem.

Talk to the gas company about disconnecting the gas supply.

A gas explosion can cause even more damage than frozen pipes. Let the gas company know the home is vacant and ask them to disconnect the gas supply to the home. Obviously if you are not living in the home this becomes important because if a gas leak were to form it would be too late for you to do anything about it. This is one of the major reasons why nearly all bank owned properties get winterized.

Make the home appear occupied at a glance.

vac-home1It is better for potential buyers and discouraging to unwanted visitors if the home appears occupied. You can setup lights on timers and have the landscaping tended to periodically to keep things looking nice. If snow is an issue you can also have the driveway cleared. Keep in mind that if your home is on the market you are going to need to get it un-winterized with fairly short notice when the buyer schedules a home inspection. Buyers will want to be able to check the heating and plumbing systems and will not be able to do so if the home is winterized.

Hire a landscaper to perform a fall cleanup.

As the weather gets colder, plants will die and you will be left with a disheveled looking yard and landscape. It is beneficial for the sales process if you have someone come in and cleanup around the home after the first freeze or two, when most of the vegetation has died off. The landscaper can cut back any dead growth, rake up leaves and prepare plants for the winter.

Check on the home periodically.

An unoccupied home, even when the lights come on and the driveway is plowed, can be appealing to burglars and to squatters. It can also be a destination for kids in the neighborhood to come hang out for fun. The only people you want visiting are potential buyers, so you should maintain a schedule of visiting the home periodically to make sure it is being left alone and to discourage unwanted visitors.

Will It or Won’t It? Warning Signs a Tree May Fall

Preparing your trees for a natural disaster is a must and should be done well in advance of the storm season. To help ease these dangers, have a professional arborist evaluate your trees. Doing this will help you determine potential weaknesses and dangers.”

Inspect your trees for the following warning signs:

  • Wires in contact with tree branches. Trees may become energized when they are contacted by electric wires.
  • Dead or partially attached limbs hung up in the higher branches that could fall and cause damage or injury.
  • Cracked stems and branch forks that could cause catastrophic failure of a tree section.
  • Hollow or decayed areas on the trunk or main limbs, or mushrooms growing from the bark that indicate a decayed and weakened stem.

Your Property: Early Fall Color a Sign of Stress

earlyfall1The color-changing foliage of autumn is one of nature’s finest shows. If you’re fortunate enough to have mature trees on your property, take note of when leaves start to change – does it seem early?

A too-early transformation may signal a stressed tree, says Tchukki Andersen, staff arborist with the Tree Care Industry Association (TCIA).

“Premature colors can be an indication that a tree isn’t vigorous enough to withstand insects and disease organisms that may attack it, not to mention the usual changes that occur when the weather turns cold,” explains Andersen. “Occasionally, only one or two limbs of the tree will show premature fall color. This could a sign of a disease at work, weakening only the infected limbs.”

The more common situation is for the entire tree to exhibit premature fall coloration, a phenomenon usually linked to root-related stress. “Trees respond to these stresses by trying to curtail their above-ground growth,” says Andersen.

To better understand how leaves change prematurely, think of them as small factories containing raw materials, products and by-products, all in chemical form and some with color. As the leaf is “abandoned” by the tree, the green chlorophyll – the dominant chemical found in most leaves – is broken down and “recycled,” leaving behind other colored chemicals. Supply lines to the leaves also become clogged. If the major chemical remaining in the abandoned leaf is red, the leaf turns red. If it’s yellow, the leaf turns yellow.

“The yearly variation in color intensity is due to varying weather conditions, which can affect the balance of chemicals and their composition in the leaves,” Andersen says. Differing amounts of rainfall, sunlight, temperature, humidity and other factors may have an effect on how bright, how quickly and how long “leaf-peeping” season will be in any given year.

If the leaves on your trees seem to have gotten a jump start on fall compared to other similar species in the area, it may be time to consult with a professional arborist who can identify problems and offer solutions.

Top Concerns for Relocation Buyers

relo1Human resources executives of global companies are most concerned about rising housing costs and increasing requests from transferring employees who want additional spouse career assistance, according to a survey from Cartus Corporation, a leading provider of global relocation services.

The survey of more than 150 human resources and relocation professionals was taken at the recent Worldwide ERC meeting held in Las Vegas.

relo3When asked, “In what areas have you seen relocation costs rise dramatically in the past year?” relocation managers ranked the following as their top five areas of concern:

1. Housing
2. Temporary Living
3. Household goods shipments
4. Compliance
5. Schooling

“Housing costs and temporary living expenses are the top two areas of concern for relocation professionals worldwide,” says Michelle Vallejo, Cartus senior vice president, Account Management, Americas. “Additionally, the Cartus survey found that relocation professionals need to find additional ways to help their transferring employees get assistance for their spouses and also look for ways to provide additional settling in services.”

When it comes to benefits, human resources professionals say their relocating employees are increasingly asking for additional help for spouses as well as settling in services.

relo2The following are the top four employee requests when asked, “In which areas have you seen more requests for coverage?”

4. Elder Parents

Last, when asked “Which demographic group do you find the most demanding in terms of relocation benefits and process?” relocation professionals says Gen X’ers were the most demanding, followed by Millennials and then Baby Boomers.
